These Terms of Service govern your use of AcreRelay. By creating an account or using the service, you agree to these terms.
AcreRelay is built for long-term RV parks, campgrounds, mobile home parks, and similar communities that need simple tenant communication tools.
AcreRelay is in beta. Features may change as the product evolves.
AcreRelay allows customers to manage tenant/contact records and send operational SMS and email messages. Examples include maintenance notices, utility updates, weather alerts, billing reminders, account notices, and other park-related communications.
AcreRelay is not a full reservation platform, property management system, legal compliance service, or emergency alert system.

You should not use AcreRelay to send spam, deceptive messages, prohibited content, harassment, or messages to people who have not agreed to receive them.
Before sending SMS messages, you are responsible for obtaining any required consent from recipients. You are also responsible for ensuring that messages identify the sender and are appropriate for the consent obtained.
Recipients may opt out of SMS messages by replying STOP where supported. You agree not to intentionally bypass opt-out rules or send messages to recipients who have opted out.
Carrier and provider rules may require proof of consent, message examples, business information, and other details before SMS can be activated.
SMS opt-in and opt-out obligations remain your responsibility, including honoring unsubscribe requests and maintaining accurate recipient records.
AcreRelay is a software platform used by property operators, RV park owners, campground managers, and similar businesses to send SMS messages to their residents and contacts. The entity sending text messages through AcreRelay is the business or property operator identified in the message — for example, the Park Name configured by the operator. AcreRelay is the software provider; it is not the SMS sender for resident-facing messages.
For example, when Whispering Acres RV Park uses AcreRelay, messages are sent by Whispering Acres RV Park. Residents receive messages that identify the park — not AcreRelay — as the sender. This applies to all businesses and operators using the AcreRelay platform.
AcreRelay supports multiple opt-in methods, including resident-initiated text keyword opt-in, web form opt-in, paper form or lease addendum opt-in, QR-code opt-in, and verbal opt-in where allowed. Tenant import alone is not SMS consent. AcreRelay does not allow normal operational SMS to a resident merely because a property operator entered or imported a phone number. Normal operational SMS remains blocked until the resident completes a valid opt-in method for that specific property operator. When prior consent was collected through a web form, paper form, QR code, lease/addendum, or verbal script, AcreRelay may send a one-time YES confirmation text before enabling ongoing SMS.
Messages sent through AcreRelay are operational and customer-care messages. They may include resident and account updates, rent and payment reminders, maintenance notices, service interruptions, support replies, urgent property and weather-related notices, and similar operational communications. These are not marketing or promotional messages unless a separate marketing consent flow has been established by the operator. AcreRelay is not an emergency services system and should not be relied on as the only way to receive life-safety information.
AcreRelay's supported SMS opt-in methods, sample disclosures, STOP/HELP handling, and consent record practices are described on the SMS Consent and Opt-In Workflow page.
For assistance, residents may reply HELP to any message, contact the park or operator directly, or reach AcreRelay platform support at support@acrerelay.com. Residents should also contact the end business directly for questions specific to their account, site, or tenancy.
You are responsible for ensuring that email messages sent through AcreRelay are appropriate, accurate, and sent to recipients you are authorized to contact.
Paid subscriptions, payment methods, invoices, and billing management may be handled through Stripe. By subscribing, you agree to pay the applicable fees for your plan.
Completing subscription checkout does not by itself guarantee SMS access. SMS access may also require provider readiness, Toll-Free Verification approval, credentials, tenant opt-in, and other account gates. Subscription changes may take a short time to appear in AcreRelay while Stripe webhook processing completes.
AcreRelay may offer trial, beta, or founding-rate plans at its discretion. Plan features, limits, and pricing may change, but existing customer arrangements will be handled according to the terms presented at signup or later agreed in writing.
SMS messaging may require carrier verification before it becomes active. This process can take several business days and may be delayed by carrier, Twilio, or compliance review. AcreRelay does not control carrier approval timelines.
Email messaging may become available before SMS messaging, depending on account setup.
We work to keep AcreRelay available and reliable, but we do not guarantee uninterrupted service. Service may be affected by maintenance, hosting providers, internet outages, carrier issues, Twilio, Postmark, Stripe, or other third-party providers.
Message delivery is not guaranteed. SMS and email can be delayed, filtered, blocked, or fail for provider or network reasons. A delivered or processed event does not guarantee a tenant viewed the message.
Authorized AcreRelay support and admin personnel may access account and messaging data only as needed for support, troubleshooting, security, abuse prevention, and service operations.
You may request cancellation or account deletion from within your account or by contacting support. Some requests may require manual review to preserve records, process billing correctly, or comply with legal and operational requirements.
Canceling AcreRelay does not automatically delete communication records unless a deletion process is completed according to AcreRelay’s retention and deletion policies.
AcreRelay may preserve tenant, message, billing, and account records for operational, legal, compliance, support, and dispute-resolution purposes. You are responsible for exporting or preserving any records you need before ending service, where export tools are available.
Tenant SMS and email communication records may be stored in the platform as part of operational message history.
AcreRelay is not a guaranteed emergency notification system and should not be your only method for life-safety communications.
Rent collection may be available during beta for approved accounts. Operators can create rent charges, send payment links, and track payment status. Stripe processes hosted online payments through the operator's connected Stripe account when online payment is enabled.
Operators must complete Stripe Connect onboarding before online rent deposits can be received. Payout timing, payout holds, payment-method availability, disputes, reversals, and bank-account requirements depend on Stripe and the operator's connected account status.
Property operators remain responsible for rent amounts, late fees, refunds, deposits, tenant disputes, lease terms, collections decisions, and bookkeeping records. AcreRelay helps send rent requests, collect online payments through Stripe when enabled, and track payment records. AcreRelay is not accounting software, a bank, the landlord, or the property manager, and does not decide rent obligations or payment disputes.
Online rent payments may include an online payment fee shown before checkout. That fee may include card or bank processing costs plus AcreRelay margin and should not be described as only a Stripe fee.
Card payments and ACH or bank-transfer payments may have different timing, fees, and failure or return behavior. ACH or bank-transfer payments, when offered, may take longer than card payments and may fail or be returned after initiation if the bank rejects, reverses, or cannot complete the transfer.
You may not use AcreRelay to:
AcreRelay may rely on third-party services such as Twilio, Postmark, Stripe, hosting providers, and others. Your use of AcreRelay may also be subject to those providers’ rules, limitations, and availability.
To the fullest extent permitted by law, AcreRelay is not liable for indirect, incidental, special, consequential, or punitive damages, including lost profits, lost revenue, lost data, message delivery failures, or business interruption.
AcreRelay provides communication tools. It does not provide legal advice. You are responsible for understanding and complying with laws and regulations that apply to your business and communications.
AcreRelay also does not provide accounting, tax, payment dispute, or emergency response advice. Contact qualified professionals, Stripe, local authorities, or emergency services as appropriate.
We may update these Terms from time to time. Continued use of AcreRelay after changes are posted means you accept the updated Terms.
