How AcreRelay SMS Works
- AcreRelay is software used by property operators such as RV parks, mobile home parks, apartments, storage facilities, and landlords.
- The property operator is the sender of messages. AcreRelay provides technology and delivery infrastructure.
- AcreRelay does not send marketing or third-party advertising messages.
- Residents only receive ongoing operational SMS after they have opted in to that specific property operator's messaging program.
- Each operator's consent is separate. Consent is never shared across AcreRelay customers, unrelated businesses, or unrelated use cases.
Important: How "Via Text" Opt-In Works
For VIA_TEXT opt-in, the resident starts the opt-in by texting a keyword such as
START or JOIN to the property's assigned phone number after seeing
a clear call-to-action from that property operator.
The resident may see that call-to-action in places such as:
- Lease paperwork or resident agreement
- Move-in packet or welcome packet
- Posted office signage
- Property website
- Resident portal or online onboarding form
- Printed flyer or QR-code handout
Tenant import is not SMS consent.
AcreRelay does not treat a tenant import by itself as SMS consent.
AcreRelay does not allow normal operational SMS to a resident merely because a property operator
entered or imported a phone number.
If the property operator collected consent through a lease, paper form, web form, QR code, or verbal script,
the later YES text is treated as confirmation of that prior consent — not as a cold first-contact opt-in.
Who sends your messages
The business or property operator that uses AcreRelay is the actual SMS sender.
When you receive a text message, the sender name in the message identifies the park or business —
not AcreRelay.
For example, when Whispering Acres RV Park uses AcreRelay, residents receive
messages that identify Whispering Acres RV Park as the sender. For every AcreRelay customer,
the name in the message is always the business or operator that enrolled to use AcreRelay —
not AcreRelay itself.
Supported Opt-In Methods
A. Via Text / Keyword Opt-In
- The resident sees a property-branded call-to-action (in lease paperwork, welcome packet, signage, or other materials).
- The resident texts START or JOIN to the property's assigned phone number.
- The property operator's AcreRelay-powered system replies with a property-branded consent confirmation message.
- The resident replies YES.
- Only then is the resident marked opted in for that property operator.

D. Verbal Opt-In
- Property staff may collect verbal consent using a documented script.
- Verbal opt-in is for operational, non-marketing messages only.
- AcreRelay may then send a YES confirmation text before ongoing SMS is enabled.

E. Mobile QR Code Opt-In
- The resident scans a QR code from property signage, welcome packet, lease packet, or flyer.
- The QR code either opens a property-branded web form with the unchecked consent checkbox described above, or opens a prefilled text message such as START to the property phone number.
- Residents learn where the QR code is located through lease materials, move-in packets, posted office signage, or property website.
- Regardless of which path the QR code opens, the resident must take an affirmative action (submit the form or send the keyword) before consent is recorded.
Double Confirmation After Prior Consent
When a resident has already given consent through a web form, paper form, lease addendum, QR code,
or verbal script, AcreRelay may send a one-time confirmation text asking the resident to reply YES.
This confirmation text is not used as a substitute for prior consent when the property operator
has not already obtained consent. Normal operational SMS remains blocked until the resident
replies YES or otherwise completes a valid opt-in method.

Message Types
AcreRelay is used for operational communication between a property operator and its residents. Allowed message types include:
- Rent reminders and account notices
- Maintenance updates
- Office and property announcements
- Utility, water, gate, road, or amenity notices
- Urgent property and weather-related notices
- Resident communication follow-up
AcreRelay is not an emergency services system and should not be relied on as the
only way to receive life-safety information.
Disallowed message types:
- Third-party advertising
- Unrelated marketing or lead generation spam
- Unrelated promotions
- Messages for a different business than the resident opted into
Sender Identity
Messages are branded with the property operator's name. Consent applies only to that specific property operator. Consent is not shared across AcreRelay customers or unrelated businesses.
Example: If a resident opts in to Whispering Acres RV Park messages, that consent
does not authorize messages from another RV park, mobile home park, landlord, storage facility,
or any third-party advertiser.
Opt-Out and Help
Reply STOP to opt out
Reply STOP to any message to opt out. AcreRelay blocks further normal SMS to that resident
for that property. AcreRelay may send one final confirmation that the opt-out was processed.
The resident can re-subscribe through an allowed opt-in method.

Consent Records
AcreRelay stores or supports storing the following consent data for each resident:
- Property / business name
- Resident phone number
- Opt-in method (via text, web form, paper form, QR code, verbal)
- Opt-in keyword if via text (e.g., START or JOIN)
- Date and time of opt-in
- Date and time of YES confirmation when used
- Opt-out date and time if STOP is received
- Consent source notes (lease, web form, paper form, QR code, verbal script, or property signage)
- Message log history for audit support
Example End-Business Opt-In Flow
This example shows how an AcreRelay customer's VIA_TEXT opt-in flow should look when submitted
for toll-free verification. Whispering Acres RV Park is used only as an example end business.
In an actual customer submission, replace the example business name, phone number,
privacy URL, and terms URL with the specific property operator's approved information.
How residents learn about the opt-in keyword
Residents see the opt-in call-to-action in Whispering Acres RV Park lease materials, move-in
paperwork, welcome materials, posted office signage, or resident onboarding communication.

Scope of consent
This consent applies only to operational SMS from Whispering Acres RV Park. It does not authorize
messages from another property, another AcreRelay customer, or any third-party advertiser.
For each AcreRelay customer, the TFV submission should use that customer's exact business name,
assigned phone number, opt-in call-to-action, privacy policy URL, terms URL, sample messages,
and screenshots or public proof. Consent for one AcreRelay customer does not authorize messages
from another AcreRelay customer.
Example message types
Messages are limited to operational and customer-care messages for the park, including rent notices,
account notices, maintenance updates, office updates, utility/property notices, and resident
communication follow-up. These are not marketing or promotional messages.
Privacy and Data Sharing
AcreRelay and its customers do not sell, rent, share, or transfer SMS opt-in data or SMS consent
records to third parties or affiliates for marketing or promotional purposes.
SMS opt-in data is used only to provide the property operator's messaging service and to maintain
compliance records.
